02 / Scheduled & Reactive

Upkeep that keeps small things small.

Plumbing, electrical, carpentry, roofing — scheduled attendance on retainer or prompt call-out when something can't wait.

Maintenance, on schedule.

Most property problems are cheap if caught early and expensive if left. Our maintenance practice is built around that simple truth — a consistent, trained crew attending your property on a published schedule, working through a checklist, and flagging things before they become emergencies.

We cover the full range of general building trades: plumbing, electrical (certified), carpentry and joinery, roofing and guttering, minor building repairs, and fixtures and fittings. For larger works or specialist compliance, we bring in vetted partners and supervise directly — you deal with one team, not five.

Clients typically engage us on a monthly retainer with a published attendance schedule, a defined scope of routine works, and a call-out SLA for reactive issues outside the schedule. One-off works are also welcome.

Common questions about retainer programs.

How does retainer pricing compare to call-out?

Retainers are priced on a scoped monthly fee that covers scheduled attendance and a defined routine-works allowance. Anything outside that allowance (larger repairs, material-heavy works) is quoted separately at a preferential rate. Call-out clients pay a travel fee plus time and materials. Over a 12-month window, retainer clients almost always spend less per incident.

What are your reactive response times?

Standard SLA for retainer clients in Harare is: same-day for emergencies (burst pipe, power fault, security-related), 48 hours for urgent-but-not-emergency, and next scheduled visit for routine. We write the specific numbers into your service agreement.

Do you use subcontractors or your own crew?

Our core maintenance crews are direct employees — same faces every month, trained on your property. For specialist compliance work (certified electrical sign-off, specialist roofing, HVAC), we bring in vetted partners under our supervision, and you continue to deal with one project lead.

What warranty do you offer on repair work?

Workmanship warranty of 90 days on all repair works, extended to 12 months on larger installations. Component warranties pass through from the manufacturer. If something we fixed fails again in the warranty window, we return and resolve at no labour charge.
